Conversion of office space into patient rooms

Change of use to expand patient care capacity
Spaces that had been used as office space for years operate on a completely different logic than patient rooms. Different utility routing, different room layouts, and no medical infrastructure. Commissioned by Klinik Lich, chore transformed precisely these kinds of spaces into fully functional, modern patient rooms. The project aimed to repurpose the existing space effectively and thereby create additional capacity for patient care.

Scope of the construction work
The renovation required a major overhaul of the existing structure, as the rooms had to be completely redesigned—both technically and spatially—to accommodate their new use. From gutting the space to handing it over ready for operation, chore coordinated all the trades involved and ensured that the former office space was transformed into a ward that meets the requirements of a modern hospital, including applicable hygiene standards.

Before the actual renovation work could begin, the rooms were completely gutted. Floors, existing bathrooms, utility lines, and all fixtures were professionally removed and disposed of to create the necessary foundation for the new construction.

Since the rooms previously lacked any medical infrastructure, it had to be built from the ground up. New drywall installation walls with integrated utility rails provided the technical foundation on which all of the rooms’ medical equipment is mounted.

The technical infrastructure was completely rebuilt. In addition to laying new electrical wiring, modern nurse call systems were installed and state-of-the-art fire alarms were put in place—all systems comply with standards and are designed for hospital operations.

The bathrooms were completely rebuilt and fitted with high-quality wall and floor tiles as well as modern fixtures. New flooring with seamless baseboards ensures a hygienic and easy-to-maintain appearance.

Finishes and Features
Finally, all surfaces were refurbished: walls, ceilings, utility walls, and supply rails were repainted with disinfectant-resistant paint, while built-in cabinets and door frames were professionally painted. The project is rounded out by professional impact protection that shields walls and doorways from damage caused by beds and transport equipment, while also meeting the hygiene requirements of hospital operations thanks to its seamless, easy-to-clean surface.

Specific Challenges and Potential Solutions
Change of use during ongoing hospital operations

The renovation took place while the clinic continued to operate without interruption. This placed special demands on the organization: noise, dust, and access issues had to be managed in such a way that ongoing operations were not disrupted at any time. At the same time, the timeline was tight, making structured scheduling and efficient coordination of all trades essential.
Integration of existing plumbing lines
Since the rooms were originally used as offices, the plumbing infrastructure was not designed for patient use. The existing piping therefore had to be integrated into the new layout with particular care and expertise to ensure that the rooms were equipped in a functional manner that complied with all relevant standards.

Office space is being converted into a fully-fledged patient care facility
Former office spaces have been transformed into modern patient rooms that fully meet the requirements of contemporary clinical care. The multifunctional pre-wall installation with an integrated supply rail underscores the success of this project—and lays the groundwork for the Lich Clinic to expand its patient care services in the long term.
