Electrical renovation of the staff dormitory

Comprehensive upgrade of an outdated electrical system without interrupting operations
A building from the 1970s bears the electrical engineering hallmarks of its era: wiring routes designed for a different use, distribution panels without clear phase assignments, and an overall system that no longer meets current legal and fire safety requirements. In addition, changes in building use over the years further complicated the initial situation.
chore undertook a comprehensive upgrade of the entire electrical system at the staff dormitory of the Lich Clinic and brought the building into compliance with current building codes.

Scope of the construction work
The renovation project involved a complete overhaul of the building’s electrical infrastructure, ranging from the new main power line and floor-by-floor sub-distribution panels to the associated construction and shaft work. As the general contractor, chore coordinated all the trades involved and ensured that day-to-day operations were not interrupted at any time.

The core of the renovation project was the installation of a new supply line extending 175 meters from the building’s low-voltage main distribution panel. Wherever possible, existing wiring within the building was reused to minimize disruption to the building’s structure while keeping costs down.

Sub-distribution panels and floor-level installations
New flush-mounted sub-distribution panels were installed on each floor; these were custom-made by hand to accommodate the unique structural conditions of each level. Cross-floor installations, which had grown over the decades and become difficult to trace, were systematically dismantled. The goal: a clear, standards-compliant allocation of the electrical supply per floor, which significantly simplifies future maintenance and troubleshooting.

The existing infrastructure was no longer sufficient to provide the building’s emergency power supply. A new electrical equipment room meeting F90 standards was constructed specifically for this project to house the main emergency power distribution panel, and it fully complies with the fire safety requirements for such an area.

The cable installation and the installation of the new infrastructure could not have been carried out without extensive accompanying construction work. Core drilling, cable installation, and drywall, concrete, and masonry work were integral parts of the project and required close coordination among the various trades.

Specific Challenges and Potential Solutions
Building complexity spanning ten stories

The building spans eight stories and two basement levels—a scale that made the renovation challenging in nearly every respect. The supply lines were installed via a 20-meter-high light well along two separate cable routes. Crossing numerous fire compartments also required special fire-resistant barriers, the exact scope of which could only be determined after extensive measurements.

The renovation was carried out while the building remained in continuous use—serving simultaneously as a training center, human resources department, training rooms, and geriatric day clinic. This required exceptionally forward-thinking planning and coordination to keep all areas of the building fully operational throughout the construction phase.

Maintenance of the main IT server
One particularly critical requirement was ensuring the uninterrupted operation of the main IT server. To achieve this, a temporary power supply was set up from another part of the building—a technical solution that required close coordination among the various trades and a high degree of planning precision.

From an outdated electrical system to one that meets current standards
The renovation ensures the highest possible system availability and operational safety for the entire electrical system and guarantees optimal protection for residents, users, and the operator in the event of a fault. As part of the project, completely new electrical plans for the property were drawn up, existing cabling was inspected for safety, and a comprehensive installer’s certificate was issued, including all necessary documentation and approvals. The functionality of all newly installed equipment was verified and documented through tests and measurements.
Ten floors, operations running as usual, no downtime for the IT servers—and yet we pulled it off flawlessly. This was no ordinary project.
