Complete renovation with an addition to a historic building
Renovation of an orthopedic practice in Heppenheim
chore carried out the comprehensive renovation of the Orthozentrum Bergstraße in Heppenheim. The project involved a complete redesign of the existing practice spaces as well as an addition with corresponding layout changes.

Scope of the construction work
From planning and permitting to turnkey completion, chore handled the construction management and execution of all trades.
Planning and Approval
The process began with a thorough planning phase, during which chore prepared and submitted the building permit application for the addition and the floor plan modifications. Once official approval was granted, chore took over full project management of the construction. A key component of the planning was the development of a new clinic concept organized by functional areas:
- Rearrangement of the previously unstructured spaces according to functional criteria
- Establishment of a central registration desk from which patients are directed to the appropriate departmentRelocation of the main entrance as part of the redesign

Following the permitting phase, construction work began with targeted modifications to the existing structure. This involved selective demolition work, with materials disposed of in accordance with industry standards.

The subsequent interior renovation work included all the major trades required to completely overhaul the interior layout:
- Extensive drywall, interior plastering, and painting work

The electrical system has been extensively modernized and designed to meet the specific requirements of medical equipment:
- Replacement of all switches and outlets
- Development and implementation of a well-thought-out lighting concept, including the selection and installation of new fixtures
- Electrical connections for large medical devices (MRI and X-ray systems), taking into account specific
- Safety requirements such as emergency stop switches

Historic Preservation and Structural Features

The building is a listed structure —a constraint that shaped the entire planning and construction process from the very beginning. Every structural alteration had to be carefully coordinated with the existing historic fabric in order to preserve the building’s character while also meeting the functional requirements of a modern medical practice. In addition, there were structural considerations due to the existing vaulted cellar, which had to be carefully taken into account during all renovation work and required close coordination with the engineering team.

The work was carried out while the practice had to continue its regular operations. This placed high demands on logistical planning and the coordination of all trades, as noise, dust, and access restrictions had to be managed in such a way that day-to-day practice operations were disrupted as little as possible.

Relocation and reinstallation of large medical equipment
One of the most challenging tasks was relocating the MRI and X-ray machines to new rooms. Both devices place the highest demands on the spatial and technical infrastructure—from radiation protection measures to specialized electrical connections with emergency shut-off switches. Properly meeting these requirements called for specialized expertise and precise coordination among the various trades.

Modern office space in a historic building
Now that the work has been completed, the Orthozentrum Bergstraße presents itself as a modern, functional medical practice that nevertheless preserves the character of the historic building. The result is an orthopedic practice with a completely redesigned layout and new equipment. The concept of organizing the space by functional areas provides clear orientation from the very first moment; the technical infrastructure meets all the requirements of a modern specialty practice; and the historic building demonstrates that preservation and contemporary use need not be at odds with one another.
Our goal was to create a modern medical facility while preserving the character of the historic building.
